Founded in 2011 by industry veteran Jonathan Glick, Incucap has deep experience as a strategic advisor and partner to entrepreneurial real estate platforms, having participated in the placement of over $7.4 billion of capital into institutional ventures.

Based in Chicago, Incucap’s team is comprised of 11 professionals with extensive expertise across all facets of real estate private equity.

Incucap has developed an expansive relationship ecosystem of market participants to best serve its partners, including founding multiple networking organizations for leading real estate private equity professionals.

Managing Partner

Jonathan Glick

Jonathan is the Founder and Managing Partner of Incubation Capital Partners. A seasoned entrepreneur with over 20 years of investment banking and private equity experience, Jonathan has played an integral role as an advisor or principal investor to a variety of investment managers in real estate private equity, ranging from small startups to global investment firms.

Jonathan is responsible for the strategic direction and oversite of the firm. In this role, he primarily focuses on distribution, client servicing, business development, and executive search functions. In addition, as part of his role at Incucap, Jonathan is also a co-founder of Outbound Hotels, a lodging investment platform focused on nature-oriented markets, an advisor to a workforce housing specialist, and is also the founder of the Chicago Real Estate Private Equity Network (“CREPE”), an organization that brings together 1,100+ mid- to senior-level real estate professionals in Chicago through social networking, education events, and philanthropy. Additionally, Jonathan established Real Estate Entrepreneurs & Leaders (“REEL”) in 2022, a networking organization for the next generation of real estate private equity CEOs, founders, partners, and leaders.

Prior to forming Incucap in 2011, Jonathan was a capital raising executive at Allegro Advisors, where he evaluated and marketed real estate investment managers globally. Prior to joining Allegro, Jonathan was an investment officer at Rothschild Realty Managers, a private equity fund that provides growth capital to real estate operating companies. He began his career in the Investment Banking Division of Lehman Brothers, covering financial institutions.

Jonathan received his BS in Economics from The Wharton School at the University of Pennsylvania and his MBA with distinction from Kellogg School of Management at Northwestern University.

In addition, Jonathan holds his Series 7 and 63 licenses.

Established in 2009, The Chicago Real Estate Private Equity Network (“CREPE”) is a networking organization for the next generation of real estate private equity professionals in Chicago.

CREPE was established to bring together leaders in the community to enhance their respective functions through networking and education, as well as provide a forum to address topics relevant to the real estate private equity industry.

CREPE has 1,100+ members and 400+ buyside firms represented across Chicagoland.

Established in 2022, Real Estate Entrepreneurs & Leaders (“REEL”) is a networking organization for the next generation of real estate private equity CEOs, Founders, Partners, and Leaders.

REEL was established to bring together like-minded real estate entrepreneurs and senior executives to network, collaborate, and share best practices on how to build and scale a business.

REEL hosted its inaugural summit in 2022 with nearly 40 senior executives in attendance and hosts multiple events annually.

Ryan is responsible for operations across Incucap verticals with a primary focus on project management, business development, manager underwriting, and executive search. As part of his role at Incucap, Ryan is also an advisor to a workforce housing specialist.

Prior to joining Incucap, Ryan was a Vice President at Alignium (F.K.A. RVK Real Estate Consulting Group), where he focused on business development, manager due diligence, co-investments, and client servicing. Prior to Alignium, Ryan served as Assistant Vice President at BB&T Real Estate Funding, where he was involved in approximately $750 million of transitional, first-mortgage originations across primary and niche property types.

Ryan earned a BS in International Business from The University of Akron, and an MBA in Finance/Real Estate from the University of Alabama.

In addition, Ryan holds his Series 7 and 63 licenses and serves on the Board of Advisors of the CREPE Network.

Will Edge

Will leads distribution initiatives across Incucap verticals and also focuses on business development and executive search. As part of his role at Incucap, Will is also a co-founder of Outbound Hotels, a lodging investment platform focused on nature-oriented markets.

Prior to joining Incucap, Will was an Investment Analyst at Alignium (F.K.A. RVK Real Estate Consulting Group), where he focused on performance reporting, manager due diligence, client servicing, and business development.

Will holds a BBA in Finance from The University of Iowa and an MBA from the Kellogg School of Management at Northwestern University.

In addition, Will holds his Series 7 and 63 licenses and serves on the Board of Advisors of the CREPE Network.

Jeffrey focuses on distribution efforts across Incucap’s vehicle offerings including funds, separate accounts, programmatic JVs and portfolio recapitalizations. In addition, Jeff also focuses on business development, manager underwriting and selection, and principal investment activity.

Immediately prior to joining Incucap, Jeff was a managing director at High Street Logistics Properties, where he focused on investor relations and business development. In 2013, Jeff helped found and was a partner at Accord Group, a global capital advisory firm, where he focused on both capital advisory and investments. In 2007, Jeff joined Mesirow Financial, a global fund of funds business where he focused on sourcing and due diligence and was a member of the investment committee.

Jeffrey holds a BS in Finance from Michigan State University and a MA in Education from the University of Illinois-Chicago.

In addition, Jeffrey holds his Series 7, 63, 24 and 79 licenses and is also active in both PREA and IREI.
